Chimney survey in Goodmayes: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We’re frequently asked to look into flaunching that has broken away and damaged chimney pots and cowls, on shared and party-wall stacks, lead flashings and brick chimney stacks.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Roof by roof

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report says what can and cannot be judged.

What affects the cost of chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Building height and the viewpoints available
  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT. Chimney survey starts from £150, including VAT. You will know the price for your roof before you book.

What to let us know when you get in touch

Before you get in touch, it is useful to have:

  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window

Chimney survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What a chimney survey looks like in Goodmayes

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. With Eastbury Manor House about 2.1 miles south, Goodmayes sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Goodmayes station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Goodmayes Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around South Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Checks on boilers, fires or their flues
  • Structural calculations for a leaning stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Common questions in Goodmayes

Is my home in Goodmayes listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Goodmayes station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours at a house, as part of a look at the roof around the stack. For a visit in Goodmayes, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Jot down any questions you want answered
  • Let us know where we can park nearby
  • Have keys ready for side gates, garages or roof access doors
