Chimney survey in Castle Green, Greater London
Chimney surveys in Castle Green from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Damp patches on chimney breasts
- Damaged chimney pots and cowls
- Frost-damaged brickwork on the stack
How it works
The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes about one to two hours at most homes, though large, tall or awkward roofs take more time. In a London area like Castle Green, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Find any records of previous roof work
- Mention any parking restrictions on your street

Chimney surveys for homes and businesses in Castle Green
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. You get a report with photographs and our recommendations. It suits a single stack on a house as well as several on a larger building. If you’ve noticed loose, cracked or missing pots and signs that a stack is leaning, we can find out what’s behind it, on shared and party-wall stacks, brick chimney stacks and chimney pots and cowls alike.
London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Castle Green are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Leave it or get it looked at?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. In Castle Green, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Signs you need a chimney survey in Castle Green
Many chimneys are no longer used. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.
These are some of the problems a survey can pick up:
- Gaps in the mortar around the pots
- Gaps where the stack meets the roof
- Unused flues sealed without airflow
- Pots or cowls that look unsafe
Homes near green spaces such as Mayesbrook Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Chimney surveys in Castle Green: local notes
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Eastbury Manor House, about 1 mile west, is one of the historic houses in the wider area around Castle Green. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
The streets around a church such as St John the Divine are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For businesses in and around places such as Gallions Reach Shopping Park, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Castle Green questions
Is my home in Castle Green listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can parking be tricky for a visit in Castle Green?
It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.
Do you climb onto every roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Should I worry about a leaning stack?
It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we will explain what’s needed.
DIY checks: what’s safe
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Different roofs, different checks
Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.
