Flat roof surveys for homes and businesses in Castle Green
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed blistering in felt or asphalt and ponding water that doesn’t drain away, a survey will tell you what’s going on, whatever the roof.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Castle Green shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Castle Green questions
Does a conservation area affect roof work in Castle Green?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is parking a problem for a survey in Castle Green?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Does a flat roof survey replace a RICS survey?
No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.
Will I get photos?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Do you go up onto the roof?
We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
What types of flat roof do you survey?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A fixed date for when the roof will need replacing
- Whether the deck or joists are strong enough
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.
What we check
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
- EPDM rubber
- Felt flat roofs
- Single-ply membranes
The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. You are welcome to ask questions while we’re there. For a visit in Castle Green, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before the survey
- Point out any leaks or damp patches
- Unlock side gates and any roof access doors
- If it isn’t your property yet, arrange access through the agent

Related advice
Leave it or get it looked at?
Ponding seldom gets better on its own. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

- 98% customer satisfaction
- Two decades and more of roof surveys
Take a look at what a roof survey costs or what we found on two real jobs.
What affects the cost of flat roof surveys
Prices vary from roof to roof, for these reasons:
- The shape of the roof and its details
- Commercial roofs and larger buildings
- Whether thermal imaging or a drone is needed
- Building height and the viewpoints available
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Helping us price your survey
If you can, have these to hand when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- Any deadline, like an exchange date
- Access details, such as a loft hatch or a shared roof
- Any stains, drips or damp patches you’ve seen indoors
Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.
What a flat roof survey looks like in Castle Green
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 1 mile west lies Eastbury Manor House, a reminder of how long the area around Castle Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Castle Green is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised. Anyone responsible for a site like Jo Richardson Community School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If your house is among the older ones in the streets near St John the Divine, the joins between later flat roofs and the old walls are where problems normally start.

Practical tips
You don’t need to be a roofer to help. What helps most:
- Limit foot traffic on the covering
- Watch the ceilings below the flat roof for stains
- Keep records of when the roof was laid and what work has been done
- Plan a survey before the covering reaches the end of its usual life
After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
