Roof survey in Castle Green: what you get

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We’re often asked to look into condensation or damp timbers in the loft and ponding, splits or blisters on flat roofs, across the roof space, lead flashings and flat roofs.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Castle Green as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey changes by roof type

Chimney stacks

We look at the stack itself, and it isn’t a flue or gas safety check. We will tell you if the flue needs a specialist.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Useful tips for Castle Green property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Tell us about any leaks or stains you’ve seen
  • Keep the report with your property records
  • Include dormers, porches and garages as you book
  • Look for debris in the garden after high winds

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at most homes, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Keep pets in another room
  • Clear the way to the loft hatch

What we can’t see

Before you book, it is worth knowing what a survey won’t do:

  • Whether the roof structure meets design loads
  • Asbestos testing of any kind
  • Walls, floors and services below the roof

Landlord and commercial surveys in Castle Green

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

FAQs for Castle Green

Is drone flying allowed in Castle Green?

That depends on where the roof is and on the weather. Castle Green is about 2 miles from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Do you survey roofs for landlords with property near Barking Riverside station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Leave it or get it looked at?

If you’re planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up. Any roof job in Castle Green means planning around parking, neighbours and access. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Roof surveys in Castle Green: local notes

Eastbury Manor House, about 1 mile west, is one of the historic houses in the wider area around Castle Green. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Castle Green is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a shop, office or commercial unit, for example near Gallions Reach Shopping Park, a dated report on the roof is useful for planning and for any lease discussions. If you live near a park such as Mayesbrook Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If yours is one of the older homes in the streets near St John the Divine, old fixings, lead flashings and tall chimneys are typical of older roofs.
