How a chimney survey works in Thames View Estate

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We are often asked to look into a chimney out of line and damp patches on chimney breasts, across lead flashings, shared and party-wall stacks and chimney pots and cowls.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Different roofs, different checks

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photos.

FAQs for Thames View Estate

Does a conservation area affect roof work in Thames View Estate?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is parking a problem for a survey in Thames View Estate?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Should I worry about a leaning stack?

Don’t ignore it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

What’s in the survey report?

Written findings with photos, explaining the condition of the chimney stack, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours at most homes, and more on a big or complicated roof. In Thames View Estate, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Common roof problems in Thames View Estate

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

Signs worth acting on include:

  • Mortar washing out of the joints
  • Gaps in the mortar around the pots
  • Staining on walls around the chimney
  • Damaged chimney pots and cowls

If you look after a shop, office or commercial unit, for instance near Gallions Reach Shopping Park, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • Whether the price includes VAT

What a roof survey includes

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What we can’t see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Checks on boilers, fires or their flues
  • Hidden damage within the stack
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Chimney surveys in Thames View Estate: local notes

The wider area around Thames View Estate has a long history of building, with Eastbury Manor House about 0.5 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Barking Riverside station, the gap between tenancies is a good time to have the roof looked at. Homes near green spaces such as Mayesbrook Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
