Chimney surveys in Dagenham Dock: local notes
Eastbury Manor House, about 2.1 miles north-west, is one of the historic houses in the wider area around Dagenham Dock. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Anyone responsible for a site like St Peter's Catholic Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If yours is one of the older homes in the streets near St Martin's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Chimney survey in Dagenham Dock: what you get
Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’re worried about a stack that appears to lean and gaps where the stack meets the roof, we can find out what’s behind it, on brick chimney stacks, chimney breasts and shared and party-wall stacks alike.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Dagenham Dock are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Dagenham Dock questions
How do I find out if my home in Dagenham Dock is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can parking be tricky for a visit in Dagenham Dock?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Will you fly a drone over my roof?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Do you inspect the flue?
No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.
Signs you need a chimney survey in Dagenham Dock
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
Signs worth acting on include:
- Gaps where the stack meets the roof
- Eroded joints in the brickwork
- Spalled or crumbling bricks
- Flaunching that has broken away
Shop and office owners around Gallions Reach Shopping Park may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

- Whether the inside of the roof is included
How it works
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes an hour or two for most homes, a little longer where there are several stacks. In a London area like Dagenham Dock, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- Make sure the loft hatch can be reached
- If you are buying, check with the agent that we can get in
- Note where any stains or damp appear
Book a survey
Booking is simple: just phone 07833 053749 or email us, let us know about the property and we’ll point you to the right survey. The price is agreed up front.
Advice
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How we price chimney surveys
Several things affect the price of a survey:
- Whether you choose the Basic, Standard or Premium Survey
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- Chimneys, valleys, parapets and other details
To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.
Booking your survey
What helps most when you contact us:
- Any photos you have, taken from the ground or a window
- Your postcode, so we can check access and travel
- When you need the report by
- What kind of property and roof it is
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.
What a chimney survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether a stack needs rebuilding on structural grounds
- What’s inside the brickwork or behind render, without opening up
- Gas safety checks, which need a Gas Safe registered engineer
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Why get it checked now?
If a stack seems to lean, do not leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.
Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.
