Gutter survey in Castle Green

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. We’re often asked to look into choked outlets or hopper heads and overflowing eaves gutters, across downpipes, valley gutters and parapet and box gutters.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Castle Green, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Roof by roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In Castle Green, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Advice

Landlords, agents and block managers in Castle Green

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the survey around it.

Castle Green homes and their roofs

The wider area around Castle Green has a long history of building, with Eastbury Manor House about 1 mile west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to St John the Divine: its roof may have old fixings, lead flashings and chimneys that need a closer look. Shop and office owners around Gallions Reach Shopping Park may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Homes near green spaces like Mayesbrook Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Useful tips for Castle Green property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Have gutters cleared at least once a year
  • Look for new stains on ceilings below valleys after rain
  • Check for spilling water in a downpour
  • Keep climbers away from the eaves

You receive a written report with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.
