Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings, boards or coverings
  • A structural engineer’s report
  • Anything beyond the roof, which a full home survey covers

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

Pre-purchase roof survey in Castle Green

Buyers in Castle Green and right across London and the South East use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or send us an email. We survey flat-roofed extensions and dormers, the roof space and chimney stacks, and common reasons people get in touch are loose pots and cracked flaunching and quick fixes on flashings and valleys.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in Castle Green, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

After the inspection, everything we found is written up as a written report with photographs. As for time on site, it typically takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. For a visit in Castle Green, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Let us know where we can park nearby
  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building

How the survey changes by roof type

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Give your solicitor a copy of the report
  • Let us know your exchange date when booking
  • Ask who repairs the roof under the lease
  • Ask whether there are papers for past roof work

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.

Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Why act early in Castle Green

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Why book us in Castle Green

Common questions in Castle Green

Will parking be an issue for a roof survey in Castle Green?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Are there drone restrictions around Castle Green?

Typically it comes down to two things: the airspace at the address and the weather. Castle Green is about 2 miles from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or email us.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Pre-purchase roof surveys in Castle Green: local notes

The wider area around Castle Green has a long history of building, with Eastbury Manor House about 1 mile west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Take an older house close to St John the Divine: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Barking Riverside station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. As a London address, Castle Green can be tricky for parking: tell us about permits, visitor bays or off-street space as you book, as a space near the door can’t be promised.
