About our pre-purchase roof survey in Thames View Estate
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you’re committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. The findings come in a written report with photos. We’re often asked to look into ponding, blisters or splits on a flat roof and old water stains in the roof space, on clay and concrete tiles, flat-roofed extensions and dormers and chimney stacks.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Thames View Estate could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Buying a home or a new roof in Thames View Estate
The flight restriction zone around London City Airport comes within about 1 mile of Thames View Estate. If the drone is used for your survey, we check the exact boundary for the address before flying. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Thames View Estate is one of them, bay roofs, hips and later dormers each have their own details. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
Controlled parking zones are common in London, so mention any permit rules for Thames View Estate. With Eastbury Manor House about 0.5 miles north-west, the area around Thames View Estate has a long history. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Common roof problems in Thames View Estate
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
We are often asked to look at:
- Ponding, blisters or splits on a flat roof
- Signs of past leaks inside the loft
- Roof slopes that look uneven or sagging
- Blocked or leaking gutters
Take an older house close to Christ Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Thames View Estate questions
Can you fly a drone over a roof in Thames View Estate?
It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport comes within about 1 mile of Thames View Estate. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.
Is my home in Thames View Estate listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is a roof survey worth having alongside a home survey?
It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a dedicated roof survey, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.
Do you go up on the roof?
Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
Do you need access inside the house?
Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.
How do I book a survey in Thames View Estate?

Landlord and commercial surveys in Thames View Estate
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Tips that help
There’s plenty you can do without going near the roof. What helps most:
- Ask the seller about past roof repairs
- Mention any deadline when you get in touch
- Share the report with your solicitor
- Check the lease for roof repair responsibilities
After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
What this survey cannot tell you
In fairness, a roof survey has limits:
- A valuation or a promise of a lower price
- A structural engineer’s report
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.
What we check
- Lead flashings and valleys
- Clay and concrete tiles
- Chimney stacks
- Flat-roofed extensions and dormers
- The roof space
- Natural slate
- Gutters and downpipes
How the survey works
Every roof is different, but as a rough guide the survey takes between one and two hours at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. In Thames View Estate, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a report with photos and recommendations, ready for you to use before exchange.
How to prepare
- Find any records of previous roof work
- Keep pets in another room
- If it isn’t your property yet, arrange access through the agent
