Thames View Estate: your questions answered

Is my home in Thames View Estate listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Thames View Estate in the area you cover?

Yes, Thames View Estate is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What does a new roof inspection cost?

New roof snagging starts from £150, including VAT. The price depends on the size of the roof and the access. To get a price, ring 07833 053749 or drop us an email.

New roof snagging for homes and businesses in Thames View Estate

Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey new-build homes, ridges and verges and replacement roofs, and the problems we’re asked to look at most are loose flashings at walls or chimneys and underlay ending short at the eaves.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Thames View Estate could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a survey costs

To price your survey, we look at:

  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window
  • Any deadline, such as an exchange date
  • What’s prompted the survey

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

When you need someone else

To be straight with you, a roof survey has limits:

  • Repair costs for putting snags right
  • Fixings and underlay hidden under the coverings
  • Whether the roof will leak in future

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Ridges and verges
  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers
  • Flashings and valleys
  • New-build homes

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes an hour or two at a typical home, and longer for a large or complex roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Thames View Estate runs like any other.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before we arrive

  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • Let us know about any leaks, stains or damp patches you know of

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Advice

Different roofs, different checks

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it is visible.

Flashings

Loose or badly dressed flashings are a common snag. They’re recorded with photos.

Buying a home or a new roof in Thames View Estate

About 0.5 miles north-west lies Eastbury Manor House, a reminder of how long the area around Thames View Estate has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Thames View Estate is one of them, bay roofs, hips and later dormers each have their own details. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Parking in Thames View Estate, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised. The streets around a church like Christ Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Barking Riverside station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
