Surveys for landlords and agents in Thames View Estate

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

How a storm damage roof report works in Thames View Estate

A storm damage roof report is priced from £150. You get a written report with photos by email. It does not price the repairs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. What you get is an independent record of the damage and what seems to have caused it. If you’ve noticed lifted or missing ridge and hip tiles and gaps where slates or tiles have gone, a survey will tell you what’s going on, whatever the roof.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Thames View Estate, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Read your policy wording on storm damage
  • Keep receipts for any emergency work
  • Keep any slates, tiles or debris that fall, if it is safe to do so
  • Ask a roofer for emergency temporary protection if water is coming in

Once we have been, the findings are written up with photos. It sets out what is damaged, the likely cause and any signs of older wear. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Ask a tree specialist about branches over the roof. They can damage the roof in high winds.

Thames View Estate questions

Can parking be tricky for a visit in Thames View Estate?

It depends on the street. If Thames View Estate has controlled parking where you are, a visitor permit is the easiest answer.

Do you cover Thames View Estate?

Yes, Thames View Estate is one of the places we work. Every survey there gets the same written report with photos.

How are storm damage reports priced?

A storm damage report starts from £150. Larger roofs are quoted for their size. The report does not include repair costs.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Can you put a tarpaulin over the damage?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. Our report then records the roof.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What happens if roof problems are left?

Your policy may say how quickly you need to report damage. Let your insurer know early, and check what your policy asks for. Our report can then add a clear record. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

How the survey changes by roof type

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. Our report notes recent damage and older defects.

Ridge and hip tiles

A lifted ridge tile can let water into the roof. We photograph and describe the damage.

When you need someone else

In fairness, there are limits to any roof survey:

  • How your policy defines a storm
  • Repair costs or quotes for the work
  • Damage hidden under coverings or inside the structure, without opening up

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. In Thames View Estate, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from ground level, from windows and from the loft space where it is safe.
  3. The damage is recorded with photographs, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Before we arrive

  • Show us where any leaks or stains appear
  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it is shared

Wind, rain and roofs in Thames View Estate

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Eastbury Manor House, about 0.5 miles north-west, show how far back building in the area around Thames View Estate goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Christ Church are often among the oldest in a place, and if your house is among the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you run a business near Gallions Reach Shopping Park, a quick answer on where water is coming in keeps a business running. Homes near green spaces such as Mayesbrook Park can get more leaves in their gutters in autumn.
