Pre-purchase roof survey in Swan Street
Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on any day of the week, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed patch repairs that may hide an ongoing problem and old water stains in the roof space, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Swan Street may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Swan Street questions
Do you cover smaller places like Swan Street?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you cover Swan Street?
Yes, Swan Street is one of the places we work. Every survey there gets the same written report with photographs.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
Does the weather affect the survey?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.
Will you climb onto the roof?
Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
Will you need to get into the loft?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.
What we do, step by step
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Swan Street can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a written report with photographs and recommendations before you exchange.
Preparing for the visit
- Point out any leaks or damp patches
- If it isn’t your property yet, arrange access through the agent
- Leave side gates unlocked

Advice
How the survey changes by roof type
Clay and concrete tiles
Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.

Pre-purchase roof surveys in Swan Street: local notes
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Landlords with a home close to Chappel & Wakes Colne station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church like Church of St Barnabas are often among the oldest in a place, and if your house is among the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Checking the roof from ground level
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Why it’s worth a survey now in Swan Street
It’s tempting to skip the roof to keep a sale moving. We visit on weekdays and at weekends, and a Premium report comes the same day, so it can fit around a tight timetable. In a small place like Swan Street, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- For a flat, check who is responsible for the roof
- Let us know your timetable
- Ask whether there are papers for past roof work
- Look for fresh paint on upstairs ceilings at viewings
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
What a pre-purchase roof survey doesn’t cover
It’s useful to know what a survey won’t do before booking:
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
