Pre-purchase roof surveys for homes and businesses in Chappel

Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey chimney stacks, natural slate and the roof space, and common reasons people get in touch are damp timbers or stains in the loft and a ridge or slope that dips.

Older buildings in small places like Chappel may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most houses, and more on a big or complicated roof. Somewhere as small as Chappel, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Chappel: your questions answered

Is Chappel in the area you cover?

We do. Every survey there gets the same written report with photographs.

Do you cover smaller places like Chappel?

Yes, Chappel is on our map. A small place gets exactly the same survey as a big one.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Request records of any re-roofing
  • Find out whether the roof has been replaced or patched
  • Give your solicitor a copy of the report
  • Mention any deadline when you contact us

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

What we look for on each type of roof

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

What a pre-purchase roof survey does not cover

Before booking, it’s worth knowing what a survey won’t do:

  • Asbestos testing of any kind
  • The condition of the rest of the house (that is a RICS home survey)
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.

Chappel homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you live in an older home near Church of St Barnabas, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Chappel & Wakes Colne station, a written report helps before buying a rental or paying for a new roof on one.
