Pre-purchase roof survey in Church End, Essex
An experienced roof surveyor for pre-purchase roof surveys in Church End. Over 5,000 surveys and 20+ years behind us.
- Loose pots and cracked flaunching
- Lead that has worked loose at a wall or chimney
- Gutters choked with leaves and moss
Why get it checked now?
Without a survey, you’re relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit. Older cottages and farmhouses around Church End can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What you get with us
- Drones and thermal imaging where applicable
- Customer satisfaction of 98%
- 20+ years’ experience
- Weekday and weekend surveys

How a pre-purchase roof survey works in Church End
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. If you are worried about gutters that overflow or drip at the joints and blistered or split felt on a flat roof, a survey will tell you what’s going on.
Some older homes in villages like Church End are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
What a pre-purchase roof survey does not cover
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the price should change, which is between you and the seller
- Anything beyond the roof, which a full home survey covers
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.
What this survey covers
- The roof space
- Flat-roofed extensions and dormers
- Chimney stacks
- Lead flashings and valleys
- Natural slate
- Clay and concrete tiles
- Gutters and downpipes
How it works
On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at a typical house, with time for the loft where it can be reached. For a village or hamlet like Church End, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Gather any invoices or paperwork from past roof work
- Point out any leaks or damp patches
- Have any questions written down, so nothing gets missed

Advice
Signs you need a pre-purchase roof survey in Church End
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from the ground.
Most people get in touch when they’ve noticed something like this:
- Cracked flaunching or crumbling chimney pointing
- Roof slopes that look uneven or sagging
- Bitumen or mortar used in place of proper repairs
- Gaps where slates or tiles have come loose
For landlords with property near Braintree station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before booking any roof surveyor
- Their track record with similar roofs
- What the report includes, and whether it has photos
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the loft space is looked at, where there is one
Church End questions
Is my home in Church End listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover Church End?
Yes. Our area covers London and the South East, and Church End is part of that. You can ring 07833 053749 or email us with the address and some details.
Will you need to get into the loft?
Where we can, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
How long will you be at the property?
It normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Buying a home or a new roof in Church End
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
Take an older house close to Parish Church of St Andrew: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
