Pre-purchase roof survey in Bicknacre: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We survey natural slate, lead flashings and valleys and the roof space, and common reasons people get in touch are cracked flaunching or crumbling chimney pointing and a ridge or slope that dips.
In a village or hamlet like Bicknacre, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Questions from Bicknacre
Will you come out to Bicknacre?
Yes. Bicknacre is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Does a conservation area affect roof work in Bicknacre?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
How long does the survey visit take?
It typically takes between one and two hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it as you book and we will plan the survey around it.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
What a pre-purchase roof survey looks like in Bicknacre
In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Danbury Place, about 2 miles north-west, is one of the historic houses in the wider area around Bicknacre. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to St Andrew's: the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near South Woodham Ferrers station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Bicknacre is about 5 miles south-west of Maldon, in Essex. Roofs in Bicknacre get the same thorough look as anywhere else in Essex. Bicknacre is one of the places in Essex we cover.

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Bicknacre can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You book once your offer is accepted and tell us the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
- Each part of the roof is examined and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Preparing for the visit

What this survey cannot tell you
We only report what can be seen safely on the day, so there are some things a survey can’t cover:
- Faults hidden behind ceilings, boards or coverings
- Whether the price should change, which is between you and the seller
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.
Roof types and parts we check
- The roof space
- Lead flashings and valleys
- Gutters and downpipes
- Clay and concrete tiles
- Natural slate
- Chimney stacks
- Flat-roofed extensions and dormers
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What happens if roof problems are left?
It is tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Older and listed buildings around Bicknacre may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

How the survey changes by roof type
Flat roofs
Many homes have a flat roof somewhere, frequently over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Let us know your timetable
- Arrange the survey as soon as your offer is agreed
- Look for fresh paint on upstairs ceilings at viewings
- Ask for loft access on the day
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.
Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
