Pre-purchase roof survey in Bentley, Essex
Pre-purchase roof surveys across Bentley, with over 20 years’ experience behind it. You get a clear report with photographs.
- Sagging ridge lines or uneven roof slopes
- Gutters that overflow or drip at the joints
- Lead that has worked loose at a wall or chimney
Do you need a pre-purchase roof survey in Bentley?
Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
Things that frequently lead to a survey include:
- Gaps where slates or tiles have come loose
- Cracked flaunching or crumbling chimney pointing
- Blocked or leaking gutters
- Old water stains in the roof space
Hare Hall, about 4.8 miles south-west, is one of the historic houses in the wider area around Bentley. If you are buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What experience they bring
Pre-purchase roof surveys for homes and businesses in Bentley
Some roofs cannot be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. Common reasons to book are roof slopes that look uneven or sagging and blistered or split felt on a flat roof, across the roof space, chimney stacks and gutters and downpipes.
Somewhere as small as Bentley, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a pre-purchase roof survey does not cover
Some things can’t be seen without opening up the roof, so a survey has limits:
- Anything beyond the roof, which a full home survey covers
- Whether timbers meet design loads
- How a seller will respond, or what the house is worth
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.
Roofs we survey in Bentley
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Gutters and downpipes
- Lead flashings and valleys
- Natural slate
- The roof space
- Chimney stacks
Roof by roof
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.
Bentley: your questions answered
Is my home in Bentley listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Bentley within the area you cover?
Yes, Bentley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Will you climb onto the roof?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.
Pre-purchase roof surveys around Bentley
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. For a purchase or a newly finished roof, the materials decide which details matter most.
If you own a rental within reach of Brentwood station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to Church of St Paul: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Why act early in Bentley
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Where a roof is exposed, as many are in small places like Bentley, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
Why us?

What happens on the day
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Bentley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a written report with photographs and recommendations, ready for you to use before exchange.
Getting ready for the survey
- Mention any parking restrictions on your street
- Tell us about any leaks, stains or damp patches you know of
- Have any questions written down, so nothing gets missed

Rented homes, blocks and businesses
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.
