Pre-purchase roof surveys near Cock Clarks

Pre-purchase roof survey in Cock Clarks: what you get

A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. We survey flat-roofed extensions and dormers, chimney stacks and gutters and downpipes, and people most frequently book us about gutters choked with leaves and moss and quick fixes on flashings and valleys.

Being in a small place like Cock Clarks makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Roof by roof

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

What a survey costs

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • Whether it is a home or a commercial building

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • Your postcode, so we can check access and travel

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or use the contact form.

What we do, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Somewhere like Cock Clarks needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets out of the way during the survey
  • Make sure the loft hatch can be reached

Getting a price

Surveys for landlords and agents in Cock Clarks

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

When you need someone else

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • Anything beyond the roof, which a full home survey covers
  • Whether the price should change, which is between you and the seller

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Questions from Cock Clarks

Do roofs near the sea, like those around Cock Clarks, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Cock Clarks?

We do. A small place gets exactly the same survey as a big one.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Will you need to get into the loft?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Why it’s worth a survey now in Cock Clarks

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. Where a roof is exposed, as many are in small places like Cock Clarks, driving rain gets into any weakness, and damp in older walls is slow to dry out.

To find out what your survey will cost, call 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.
