About our chimney survey in Cock Clarks

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. We survey brick chimney stacks, flaunching and shared and party-wall stacks, and the problems we’re asked to look at most are damaged chimney pots and cowls and worn or missing pointing.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Areas we can’t view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a gas appliance or its flue is safe

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

What we look at

  • Chimney breasts
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Cock Clarks homes and their roofs

Cock Clarks lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Historic houses such as Danbury Place, about 3.4 miles north-west, show how far back building around Cock Clarks goes. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Cock Clarks is about 3 miles south-west of Maldon, in Essex. Whether the building in Cock Clarks is a house, a flat or a commercial unit, we can survey the roof. Cock Clarks is one of the towns and villages in Essex where we work for chimney surveys. You can also see our page for Chelmsford.

We cover every part of the CM3 postcode area for chimney surveys and the streets around it. Whether your property is on Birchwood Road and Hackmans Lane or a nearby road, we can survey it. Nearby, we also carry out chimney surveys in Rudley Green (1 mile east), Purleigh (1 mile east), Howegreen (1 mile south-east), Farther Howegreen (2 miles south-east) and Great Canney (2 miles south-east). We also work in nearby towns such as Chelmsford (7 miles north-west), Basildon (11 miles south-west), Braintree (13 miles north), Brentwood (15 miles west), Maldon (3 miles north-east) and Canvey Island (12 miles south).

We work in homes and buildings around The Fox and Hounds pub. The nearest railway station is South Woodham Ferrers station, about 3.2 miles south. Nearby you will also find Baddow Hospital (5.4 miles west). For a walk, there’s Maldon Wick.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Ask for ventilated caps on redundant stacks
  • Don’t use a ladder to reach the stack yourself
  • File photos of the stacks with your home records
  • Have brackets on the chimney checked

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Look at your chimneys from the ground now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. For a village or hamlet like Cock Clarks, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Advice

When to book a survey in Cock Clarks

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

A survey makes sense if you’ve noticed:

  • Gaps where the stack meets the roof
  • Pots or cowls that look unsafe
  • Redundant stacks capped without ventilation
  • Signs that a stack is leaning

If you own a rental within reach of South Woodham Ferrers station, the gap between tenancies is a good time to have the roof looked at.

Before booking anyone

  • Whether the loft is part of the inspection
  • How long they’ve been surveying roofs
  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report

What a roof survey includes

Cock Clarks: your questions answered

How do I find out if my home in Cock Clarks is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near South Woodham Ferrers station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

What’s in the report?

A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

My chimney looks like it is leaning. What should I do?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it is stable.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
