Chimney survey in Great Canney, Essex
Chimney surveys in Great Canney, backed by more than 20 years’ experience. You get a clear report with photographs.
- Eroded joints in the brickwork
- Cracked or missing flaunching
- Bricks with flaking faces
Do you need a chimney survey in Great Canney?
Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
It is worth booking a survey if you’ve seen:
- Gaps where the stack meets the roof
- Pots or cowls that look unsafe
- Worn or missing pointing
- Signs that a stack is leaning
Anyone responsible for a site like Cold Norton Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before you book anyone

Chimney survey in Great Canney
A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. We check each possibility and record what we find. That points the work in the right direction. Typical surveys look at staining on walls around the chimney and gaps in the mortar around the pots, across chimney breasts, chimney pots and cowls and brick chimney stacks.
In a small place like Great Canney, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Great Canney questions
Is Great Canney within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Can a landlord with a rental near North Fambridge station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.
Our stack is shared. Can you still survey it?
Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
What do you check on a chimney?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
Will you walk on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Different roofs, different checks
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photographs.
Flaunching
We frequently find flaunching that has cracked or broken away. Caught early, it’s often a small job.
When you need someone else
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Structural calculations for a leaning stack
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Conditions inside walls

What affects the cost of chimney surveys
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
- Whether you choose the Basic, Standard or Premium Survey
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- Where the property is, with the postcode
- Pictures of the roof from a safe spot, if you have them
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
Our phone lines are open seven days a week. To book or ask a question, call 07833 053749 or drop us an email.
What a chimney survey looks like in Great Canney
Great Canney is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
For landlords with property near North Fambridge station, a dated record of the roof is useful when planning maintenance across a let. If your house is among the older ones in the streets near Parish Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Great Canney is about 4 miles south of Maldon, in Essex. We survey roofs in Great Canney and the surrounding area across London and South East England. Our Essex coverage includes Great Canney and the places around it. There’s also a page for Chelmsford.

What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about 1–2 hours for most homes, a little longer where there are several stacks. Around Great Canney, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
How to prepare
- Clear the way to the loft hatch
- Point out any leaks or damp patches
- Let us know about parking near the property

Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
