Flat roof survey in Cock Clarks: what you get
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We’re often asked to look into blistering in felt or asphalt and leaks around rooflights, across EPDM rubber, mastic asphalt and GRP fibreglass.
Somewhere as small as Cock Clarks, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Cock Clarks, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from the ground, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before we arrive
- Move anything stored under the loft hatch
- If it isn’t your property yet, arrange access through the agent
- Tell us about any leaks, stains or damp patches you know of

What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

What a flat roof survey looks like in Cock Clarks
The coast is about 4 miles or less from Cock Clarks, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you own a rental within reach of South Woodham Ferrers station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Surveys for landlords and agents in Cock Clarks
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
How the survey changes by roof type
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
Common roof problems in Cock Clarks
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.
Most people get in touch after spotting one of these:
- Water getting in at rooflights
- Upstands pulling away from walls
- Dips that suggest the deck is deflecting
- Loose or cracked edge trims
Historic houses such as Danbury Place, about 3.4 miles north-west, show how far back building around Cock Clarks goes. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

Cock Clarks: your questions answered
Does a conservation area affect roof work in Cock Clarks?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Cock Clarks?
Yes. Cock Clarks is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
What will the report tell me?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or send us an email with the address.
How long will you be at the property?
Expect it to take an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. You’ll then get the report by email.
Can you survey in bad weather?
A survey can typically go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
Why get it checked now?
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. For an older or listed building in a place like Cock Clarks, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
