Buying a home or a new roof in Boyton Cross

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For landlords with property near Chelmsford station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If your home is one of the older ones in the streets near Church of St Michael and All Angels, the roof may have had decades of patch repairs, and the survey shows where they are. Hylands lies about 3.8 miles south-east, so building around Boyton Cross goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Boyton Cross is about 4 miles west of Chelmsford, in Essex. We provide pre-purchase roof surveys for homes and businesses in Boyton Cross and the surrounding area. Across Essex, we cover Boyton Cross.

About our pre-purchase roof survey in Boyton Cross

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. If you’re worried about a ridge or slope that dips and gutters that overflow or drip at the joints, a survey will tell you what’s going on.

Being in a small place like Boyton Cross makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Tips from our surveys

Small things make a difference. Some pointers:

  • Ask who repairs the roof under the lease
  • Ask when the roof was last worked on
  • Ask the agent to check the loft hatch can be opened
  • Mention any deadline when you get in touch

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it typically takes an hour or two at a typical house, with time for the loft where it can be reached. In a hamlet or village like Boyton Cross, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Keep pets in another room
  • If you are buying, let the agent know when we’re coming

Advice

How the survey changes by roof type

Lead flashings and valleys

Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Questions from Boyton Cross

Is Boyton Cross within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Boyton Cross?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

How long will you be at the property?

On site, it normally takes an hour or two at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • Anything beyond the roof, which a full home survey covers
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

What affects the price in Boyton Cross

When we price a survey, we consider:

  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size

Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for the job before you book.

What we need to know

We’ll typically ask about:

  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window
  • Your timetable, like an exchange date
