Practical tips

You don’t need to be a roofer to help. What helps most:

  • Ask the agent to make sure the loft hatch can be opened
  • Do not leave it until just before exchange
  • Give your solicitor a copy of the report
  • Watch for stains or fresh paint on ceilings below the roof

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

Pre-purchase roof survey in Eastwick

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. We survey flat-roofed extensions and dormers, chimney stacks and lead flashings and valleys, and people most often book us about signs of past leaks inside the loft and blistered or split felt on a flat roof.

In a village or hamlet like Eastwick, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Landlord and commercial surveys in Eastwick

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

What affects the cost of pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • House, block, shop or office
  • The height of the building and how the roof can be seen safely

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.

Helping us price your survey

There is no need for technical words. It is enough to let us know:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Dates you’re working to, like exchange

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or drop us an email.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Eastwick, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Tell us where we can park nearby
  • Have any questions written down, so nothing gets missed

Advice

Eastwick: your questions answered

Do you cover smaller places like Eastwick?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Eastwick is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or email us.

Will you climb onto the roof?

Only where it is safe. We also inspect from ground level, upper windows and the loft space.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

What we check

  • Flat-roofed extensions and dormers
  • The roof space
  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • Gutters and downpipes

Pre-purchase roof surveys in Eastwick: local notes

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you let a flat or house near Harlow Town station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church like Church of St Botolph are often among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
