Roof leak investigation in Eastwick: what you get
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. If you are worried about damp walls below an overflowing gutter and condensation that looks like a leak, a survey will tell you what’s going on.
Many homes in small places like Eastwick face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Surveys for landlords and agents in Eastwick
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
What a roof leak investigation looks like in Eastwick
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
If you let a flat or house near Harlow Town station, a clear finding on where water gets in helps you brief a roofer right away. Take a building like Pemberley Academy: a leak through a large roof is frequently found some distance from where the water shows inside. Trees in and around Harlow Marsh shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Eastwick is about 2 miles north-west of Harlow, in Essex. Roofs in Eastwick get the same thorough look as anywhere else in Essex. Our area takes in places right across Essex, from the larger towns to small villages. We also survey roofs in Chelmsford.

What a roof leak investigation doesn’t cover
A survey is a careful look at the leaking roof, but it cannot do everything. Its limits include:
- Faults hidden behind ceilings or boarding
- Structural calculations (that is a structural engineer’s job)
- Carrying out the fix
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.
Roofs we survey in Eastwick

- The roof space
- Flat roof details

How it works
The visit has one job: to see as much of the leaking roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Eastwick, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Tell us about parking before the day
- Jot down any questions you want answered

Questions from Eastwick
Will you come out to Eastwick?
Yes, Eastwick is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is my home in Eastwick listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does the report include photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
What’s in the report?
Written findings with photos, covering the condition of the leaking roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How long does a roof leak investigation take?
On site, it normally takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.
Practical tips
Most of what helps is simple and safe from ground level. Our suggestions:
- Move stored items away from the hatch
- Let us know what has already been tried
- Write down the wind direction and rain when it leaks
- Protect furniture and flooring under the leak
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.
