How a pre-purchase roof survey works in Lindsell
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. If you are worried about quick fixes on flashings and valleys and flashings that have lifted or split, we can find out what’s behind it, on natural slate, flat-roofed extensions and dormers and gutters and downpipes alike.
Being in a small place like Lindsell makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How we price pre-purchase roof surveys
A few things affect what a survey costs:
- Extensions, dormers and garages with roofs of their own
- Height and safe access
- If the survey needs thermal imaging or a drone
- House, block, shop or office
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Booking your survey
Before you get in touch, it helps to have:
- Photos of the roof, taken safely from the ground or a window
- What kind of property and roof it is
- What made you get in touch
- Any deadline, like an exchange date
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Mention any deadline when you get in touch
- Request records of any re-roofing
- Find out whether the roof has been replaced or patched
- Ask who repairs the roof under the lease
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
Checking the roof from ground level
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
How it works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about one to two hours for most houses, and longer for a large or complex roof. In a hamlet or village like Lindsell, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Show us where any leaks or stains appear
- Make a note of anything you’d like us to look at
- Leave a clear route to the loft
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

Lindsell questions
Is my home in Lindsell listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Lindsell in the area you cover?
Yes, Lindsell is one of the places we work. Every survey there gets the same written report with photographs.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, with a written report and photos. It is not a RICS survey and doesn’t cover the rest of the house.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.
Buying a home or a new roof in Lindsell
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses like Horham Hall, about 3.6 miles north-west, show how far back building in the area around Lindsell goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Lindsell is about 8 miles west of Braintree, in Essex. Bookings from Lindsell are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Essex, large and small. There is also a page for Chelmsford.

Why get it checked now?
It’s tempting to skip the roof to keep a sale moving. We visit on any day of the week, and a Premium report comes the same day, so it can fit around a tight timetable. For an older or listed building in a place like Lindsell, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.
