Lindsell questions

Is Lindsell within the area you cover?

Yes, Lindsell is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Lindsell listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Does this replace a RICS building survey?

No. We survey the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Blocks are priced on their size and roofs, so ring 07833 053749 or send us an email for a price.

Landlord roof survey in Lindsell: what you get

We survey let and shared roofs in Lindsell and across London and the South East. A visit normally takes an hour or two for a house, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can safely be seen including by drone where it applies. You then get a report with photos. Common reasons to book are missing or loose roof coverings and cracked or lifting flashings, across gutters and downpipes, blocks of flats and shared roofs.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

How we price landlord roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size

Every price we give includes VAT. Landlord roof survey starts from £150, including VAT. We confirm the exact price before booking.

Getting in touch

When you call or email, these details help:

  • Any deadline, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • Photos of the roof, taken safely from the ground or a window
  • Any marks or damp showing indoors

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • A full structural assessment of the building
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

What we look at

  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Shared roofs

Should I look at the roof myself first?

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Landlord roof surveys around Lindsell

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Horham Hall about 3.6 miles north-west, Lindsell sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Mary the Virgin: its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Putteridge High School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Lindsell is about 8 miles west of Braintree, in Essex. Houses, flats, blocks and commercial buildings in Lindsell can all book landlord roof surveys, with a written report and photographs every time. Across Essex, we cover Lindsell. For surveys nearby, see our Chelmsford page.

Roof by roof

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access, and the report says what was seen.

How it works

Every roof is different, but as a rough guide the survey takes about one to two hours for a single let house, with blocks of flats taking longer. You’re welcome to ask questions while we’re there. Somewhere as small as Lindsell, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Point out any leaks or damp patches
  • For flats, check roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors

How to book
