Pre-purchase roof survey in Coggeshall: what you get
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. If you’ve noticed cracked flaunching or crumbling chimney pointing and blistered or split felt on a flat roof, a survey will tell you what’s going on, on chimney stacks, flat-roofed extensions and dormers and clay and concrete tiles alike.
Smaller places like Coggeshall frequently have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Coggeshall or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
The report records the roof as we found it on the day. It is useful straight away, and a good reference for later.

What a pre-purchase roof survey does not cover
A survey is a close look at the roof, but it can’t do everything. The main limits are:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- The condition of the rest of the house (that is a RICS home survey)
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

When to book a survey in Coggeshall
Most viewings never get near the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
It’s worth booking a survey if you’ve seen:
- Gaps where slates or tiles have come loose
- Blocked or leaking gutters
- Worn or lifted lead flashings
- Ponding, blisters or splits on a flat roof
If you let a flat or house near Kelvedon station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Pre-purchase roof surveys in Coggeshall: local notes
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
For an older house near a landmark such as St Peter ad Vincula, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Coggeshall questions
Does a conservation area affect roof work in Coggeshall?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out roof surveys in Coggeshall?
Yes, Coggeshall is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or send us an email and tell us about the property.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
How long does a pre-purchase roof survey take?
It typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Checking the roof from the ground
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
How it works
We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours for most houses, and longer for a large or complex roof. In a smaller place like Coggeshall, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
