Need a roof survey in Coggeshall?

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Roof survey in Coggeshall

We survey roofs in Coggeshall and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, phone 07833 053749 or send us an email. We survey chimney stacks, clay and concrete tiles and lead flashings, and the problems we’re asked to look at most are leaking gutter joints and downpipes and standing water on a flat roof.

Trees around homes in smaller places like Coggeshall drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Photograph stains when they appear
  • Include dormers, porches and garages when you book
  • Stay off ladders and the roof
  • Let us know about past leaks

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

When you need someone else

It’s a careful look at the roof, not the whole story. Its limits include:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and does not.

The survey, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes between one and two hours for most homes, depending on how many separate roofs there are. Some parts of a survey depend on the weather, so a visit to Coggeshall is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a report with photos and recommendations.

Before we arrive

  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed

Common roof problems in Coggeshall

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

We’re frequently asked to look at:

  • Lifted, split or missing lead flashings
  • Gutters that overflow in heavy rain
  • Gaps in the roof where coverings have gone
  • Loose ridge or hip tiles

If you live in an older home near St Peter ad Vincula, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their insurance cover
  • Whether VAT is added on top
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. In a smaller place like Coggeshall, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Why book us in Coggeshall

  • Visits on any day of the week
  • Two decades and more of roof surveys
  • Thermal imaging and drones used where they help
  • An independent look at the roof

Common questions in Coggeshall

Is Coggeshall within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Coggeshall?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you give a life expectancy for the roof?

We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

How much does a roof survey cost in Coggeshall?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

What a roof survey looks like in Coggeshall

Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you own a rental within reach of Kelvedon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Honywood Community Science School, large buildings have long gutter runs and big roofs that need checking like any other.
