Roof survey in Stisted

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We’re often asked to look into valley linings that have cracked or split and loose ridge or hip tiles, on the roof space, clay and concrete tiles and natural slate.

Some older homes in villages like Stisted are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What we check

  • Clay and concrete tiles
  • Lead flashings
  • The roof space
  • Flat roofs
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys

What we’re asked to look at in Stisted

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.

Here are some of the things we see often:

  • Cracked mortar along the ridge
  • Debris building up in roof valleys
  • Standing water on a flat roof
  • Gaps in the roof where coverings have gone

If you own a rental within reach of Braintree Freeport station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book anyone

  • Will they check the loft as well as the outside?
  • What exactly goes into their report
  • Their report turnaround times
  • Is VAT included in the price?

Common questions in Stisted

How do I find out if my home in Stisted is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Braintree Freeport station?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or email us with the address and a few details.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Will you climb onto the roof?

Only when it’s safe. We also use views from ground level, windows and the roof space.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Hold on to the report for future surveys
  • Move stored items away from the loft hatch
  • Have details of recent roof work to hand
  • Ask about a flat roof on an extension or garage too

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. Older roofs in small places like Stisted can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Let us know about parking before the day
  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed

Landlord and commercial surveys in Stisted

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.

What a roof survey looks like in Stisted

In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Parish Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Stisted Church of England Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What happens if roof problems are left?

Leaving it means relying on what you can see from the ground. You might pay for work that does not fix the real problem, or miss the fault that matters. We tell you what’s really needed. Older cottages and farmhouses around Stisted can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.
