Pre-purchase roof survey in Bell's Corner: what you get

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. Typical surveys look at cracked flaunching or crumbling chimney pointing and bitumen or mortar used in place of proper repairs, on chimney stacks, the roof space and natural slate.

Older buildings in small places like Bell's Corner may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

When you need someone else

A survey is a careful look at the roof, but it cannot do everything. Its limits include:

  • Walls, floors, services and rooms below the roof
  • Whether the price should change, which is between you and the seller
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Mention any deadline when you contact us
  • Do not leave it until just before exchange
  • For a flat, check who is responsible for the roof
  • Ask whether there are papers for past roof work

Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.

Bell's Corner homes and their roofs

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

For any home in Bell's Corner, it is the small, early fault that is cheapest to put right.

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. In a small place like Bell's Corner, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Let us know about any leaks, stains or damp patches you know of
  • If it isn’t your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors

Arrange a survey

Once you know what you need, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Advice

How the survey changes by roof type

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If yours does, we check that gutter and where it drains.

Natural slate

Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Bell's Corner questions

Will you come out to Bell's Corner?

Yes. Bell's Corner is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Bell's Corner is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

Do you need a pre-purchase roof survey in Bell's Corner?

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof frequently lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.

Problems we come across often include:

  • Blocked or leaking gutters
  • Slipped or missing slates and tiles
  • Sagging ridge lines or uneven roof slopes
  • Blistered or split felt on a flat roof

If you live in an older home near Church of St Mary, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Choosing a roof surveyor

  • Are they insured for the work?
  • Which parts of the roof they’ll actually see
  • When you will get the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
