Pre-purchase roof surveys near Row Heath

Pre-purchase roof surveys for homes and businesses in Row Heath

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey the roof space, chimney stacks and clay and concrete tiles, and the problems we’re asked to look at most are cracked flaunching or crumbling chimney pointing and blocked or leaking gutters.

Somewhere as small as Row Heath, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

Why it’s worth a survey now in Row Heath

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why book with us

  • Thermal imaging and drone inspection where they help
  • Every finding written up with photos
  • PI and public liability insurance
  • Independent findings on the roof’s condition

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Notice patches of new decoration in top-floor rooms
  • Do not leave it until just before exchange
  • Tell us your exchange date when booking
  • Ask when the roof was last worked on

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

How the survey works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes between one and two hours at a typical house, with time for the loft where it can be reached. In a small place like Row Heath, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Advice

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Landlord and commercial surveys in Row Heath

Landlords, agents and building managers in Row Heath and across Essex can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

How the survey changes by roof type

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Gutters and parapets

A butterfly roof drains to a central valley gutter, usually to the back of the house. If yours does, we check that gutter and where it drains.

Buying a home or a new roof in Row Heath

Row Heath lies within about 4 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For landlords with property near Weeley station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Thorpe Hall lies about 2.5 miles north-east, so building around Row Heath goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you live in an older home near Church of St James, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Row Heath is about 3 miles north-west of Clacton-on-Sea, in Essex. Whether the building in Row Heath is a house, a flat or a commercial unit, we can survey the roof. Our area takes in places right across Essex, large and small. Chelmsford is in our area too.

Every address in CO16 is covered for pre-purchase roof surveys, from the main roads to the quietest streets. That includes homes and businesses on Rectory Road and Honeypot Lane and the roads around them. If you are just outside Row Heath, we cover Weeley Heath (1 mile north), Little Clacton (1 mile east), St Osyth Heath (1 mile south-west), Weeley (2 miles north) and Pig Street (2 miles north-east). We also work in nearby towns such as Colchester (10 miles north-west), Clacton-on-Sea (3 miles south-east), Harwich (9 miles north-east), Camulodunum (11 miles west), Greenstead (9 miles north-west) and Wivenhoe (7 miles west).

Local landmarks in Row Heath

Your questions about pre-purchase roof surveys in Row Heath

How do I find out if my home in Row Heath is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Row Heath?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How long does a pre-purchase roof survey take?

It normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you need to go inside the property?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is typically arranged through the agent or seller.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

Will you climb onto the roof?

Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.
