What we cannot see

It helps to know what a survey won’t do before you book:

  • How a seller will respond, or what the house is worth
  • Faults hidden behind ceilings, boards or coverings
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

Pre-purchase roof survey in Bradwell on Sea

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’ve noticed gutters choked with leaves and moss and slates or tiles that have slipped or gone, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Bradwell on Sea may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How we price pre-purchase roof surveys

To price your survey, we check:

  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What to let us know when you get in touch

There’s no need for technical words. It’s enough to tell us:

  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, like an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at most homes; commercial roofs usually need 3–4 hours. Around Bradwell on Sea, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Find any records of previous roof work
  • Keep pets inside or away from the areas we’re looking at
  • Have keys ready for side gates, garages or roof access doors

Getting a price

A quick phone call is normally the easiest start: call 07833 053749 or email us. The price is agreed before a date is set.

Pre-purchase roof surveys in Bradwell on Sea: local notes

Bradwell on Sea is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Around Bradwell on Sea, as everywhere, small roof faults are simplest to sort before they let water in.

Bradwell on Sea is about 9 miles east of Maldon, in Essex. Roofs in Bradwell on Sea get the same thorough look as anywhere else in Essex. Bradwell on Sea is one of the towns and villages in Essex where we work for pre-purchase roof surveys. There’s also a page for Chelmsford.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Ask whether there are papers for past roof work
  • Ask who repairs the roof under the lease
  • Find out whether the roof has been replaced or patched
  • Book once your offer is accepted

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, especially where we have found patch repairs.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Bradwell on Sea questions

Is the coastal weather around Bradwell on Sea hard on roofs?

Often, yes. Bradwell on Sea is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover smaller places like Bradwell on Sea?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It isn’t a RICS survey and doesn’t cover the rest of the house.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

How long does the survey visit take?

The visit typically takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing as you book.

Common roof problems in Bradwell on Sea

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from ground level.

People typically book a survey after spotting one of these:

  • Signs of past leaks inside the loft
  • Gutters choked with leaves and moss
  • Slipped or missing slates and tiles
  • Quick fixes on flashings and valleys

If you own one of the older houses in the streets near Church of St Thomas, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before you book any roof surveyor

  • Whether you get a written report with photos
  • How they plan to inspect the roof safely
  • Their drone registration, if they fly one
  • What they won’t be able to tell you

What’s in a roof survey

Different roofs, different checks

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We check outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.
