Flat roof survey in Bradwell on Sea: what you get

Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or drop us an email with the address and a rough idea of the roof area. We are often asked to look into water getting in at rooflights and failed upstands where the roof meets a wall, across mastic asphalt, single-ply membranes and felt flat roofs.

In a small place like Bradwell on Sea, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Local flat roofs in Bradwell on Sea

Bradwell on Sea is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take a building like St Cedd's Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of St Thomas: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Bradwell on Sea is about 9 miles east of Maldon, in Essex. Bookings from Bradwell on Sea are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Essex, large and small. There’s also a page for Chelmsford.

Surveys in CM0 work the same way as everywhere else we cover. Local streets include High Street, East End Road and South Street, and we cover them all. Close by, we survey roofs in Bradwell Waterside (1 mile north-west), Mill End (1 mile south-west), Bradwell Wick (2 miles south-west), Tillingham (2 miles south) and Ramsey Island (3 miles west). We also work in nearby towns like Colchester (11 miles north), Clacton-on-Sea (12 miles north-east), Maldon (9 miles west), Witham (13 miles north-west), Rochford (13 miles south-west) and Camulodunum (11 miles north).

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Note where water lies after a downpour
  • Clear roof outlets and gutters each autumn
  • Limit foot traffic on the covering
  • Note the date and type of any roof work

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

What we do, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. For a village or hamlet like Bradwell on Sea, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos
  • A fixed date for when the roof will need replacing

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

What we check

  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

FAQs for Bradwell on Sea

How do I find out if my home in Bradwell on Sea is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do roofs near the sea, like those around Bradwell on Sea, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How much does a flat roof survey cost in Bradwell on Sea?

Our price is from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or email us.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Outbuildings and barns around Bradwell on Sea are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.
