Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

How a flat roof survey works in Ramsey Island

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are frequently asked to look into upstands pulling away from walls and a sagging deck under the covering, across single-ply membranes, GRP fibreglass and upstands and outlets.

In a small place like Ramsey Island, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a flat roof survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.

What we look at

  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass

Why get it checked now?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. For an older or listed building in a place like Ramsey Island, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

Here’s what helps us most when you contact us:

  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. For a village or hamlet like Ramsey Island, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Show us where any leaks or stains appear

How to book

When you’re ready to go ahead, ring 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Your questions about flat roof surveys in Ramsey Island

Is the coastal weather around Ramsey Island hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is Ramsey Island within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

How much does a flat roof survey cost in Ramsey Island?

Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause can’t be seen, we’ll say so and suggest what would help.

How many years has my flat roof got left?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Flat and commercial roofs around Ramsey Island

Ramsey Island is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church such as St Lawrence Church Centre are often among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Southminster station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Ramsey Island is about 6 miles east of Maldon, in Essex. We survey roofs in Ramsey Island across London and South East England. Across Essex, we cover Ramsey Island. There’s also a page for Chelmsford.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
