Manningtree Pre-Purchase Roof Survey
Pre-purchase roof surveys for homes and businesses in Manningtree. We’ve completed more than 5,000 surveys across London and the South East.
- Chimney mortar that has eroded
- Slipped or missing slates and tiles
- Worn or lifted lead flashings
How the survey changes by roof type
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
Pre-purchase roof survey in Manningtree
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you are buying. We survey flat-roofed extensions and dormers, clay and concrete tiles and chimney stacks, and the problems we’re asked to look at most are old water stains in the roof space and loose pots and cracked flaunching.
In a village or hamlet like Manningtree, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Useful tips for Manningtree property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- For a flat, check who is responsible for the roof
- Ask when the roof was last worked on
- Give your solicitor a copy of the report
- Notice patches of new decoration in top-floor rooms
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
Honest limits
To be straight with you, a roof survey has limits:
- Walls, floors, services and rooms below the roof
- Structural calculations (that’s a structural engineer’s job)
- Defects hidden under coverings or inside walls without opening up
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What our survey covers.

The survey, step by step
After the inspection, everything we found is written up as a report with photographs, emailed to you. On timing, it normally takes about one to two hours for most houses, and more on a big or complicated roof. In a small place like Manningtree, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Preparing for the visit
- Jot down any questions you want answered
- Leave side gates unlocked
- Clear the way to the loft hatch

Questions from Manningtree
Does being near the coast affect roofs in Manningtree?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Manningtree is within about 1 mile of the coast.
Is Manningtree within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it is not a RICS home survey. It works alongside a home survey.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Will you need to get into the loft?
Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
How long does the survey visit take?
It typically takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
What a survey costs
Several things affect the price of a survey:
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- Building height and the viewpoints available
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What to tell us when you get in touch
What helps most when you contact us:
- Anything about access we should know
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
- The reason for the survey, like buying, a leak or storm damage
Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or use the contact form with the details.
Local roofs and buyers in Manningtree
Manningtree is within about 1 mile of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Historic houses such as Castle House, about 2.9 miles west, show how far back building in the area around Manningtree goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Church of St Mary and St Michael: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Mistley station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

The nearest railway station is Mistley station, about 0.7 miles east of the centre. A little further out are Little Wenham Castle (4.9 miles north) and The Munnings Museum (2.9 miles west). Not far away are Alton Water and Cattawade Marshes.
What happens if roof problems are left?
A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, so you can plan work before small faults get bigger. Outbuildings and barns around Manningtree are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.
