Mistley Pre-Purchase Roof Survey

A roof survey before you buy a house or flat in Mistley, using drones and thermal imaging where it applies. Call or email for a price.

  • Ponding, blisters or splits on a flat roof
  • Signs of past leaks inside the loft
  • Bitumen or mortar used in place of proper repairs

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Pre-purchase roof survey in Mistley: what you get

A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. The two sit side by side. We survey clay and concrete tiles, chimney stacks and lead flashings and valleys, and common reasons people get in touch are patch repairs that may hide an ongoing problem and chimney mortar that has eroded.

Somewhere as small as Mistley, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Mistley questions

How do I find out if my home in Mistley is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Mistley?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

What’s the best way to book?

Simply call 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you need to go inside the property?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

Do you inspect the roof from on top?

Only where it’s safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Honest limits

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • Whether the price should change, which is between you and the seller
  • Walls, floors, services and rooms below the roof
  • A structural engineer’s report

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

  • Natural slate

Pre-purchase roof surveys in Mistley: local notes

Mistley lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Mistley station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Castle House, about 4 miles west, is one of the historic houses in the wider area around Mistley. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you live in an older home near Site of Old St Mary's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Mistley is about 7 miles west of Harwich, in Essex. Mistley is part of the area we cover and the surrounding area across London and South East England. We cover towns and villages across Essex, from the larger towns to small villages. There’s also a page for Chelmsford.

What affects the cost of pre-purchase roof surveys

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Booking your survey

There is no need for technical words. Just let us know:

  • What kind of property and roof it is
  • The reason for the survey, like buying, a leak or storm damage
  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access

Booking is simple: just phone 07833 053749 or email us and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for most houses, and more on a big or complicated roof. For a village or hamlet like Mistley, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Leave a clear route to the loft
  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered

How to book

Advice

How the survey changes by roof type

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We check their linings and outlets from wherever is safe.

Practical tips

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Do not leave it until just before exchange
  • For a flat, check who is responsible for the roof
  • Notice patches of new decoration in top-floor rooms
  • Ask for any paperwork for recent roof work

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
