Stock Roof Leak Investigation
Not sure what state the leaking roof is in? We carry out roof leak investigations in Stock and across Essex, with plain-English findings.
- Staining where a gutter or parapet meets the wall
- Water marks that spread in wet weather
- Damp underlay across a wide area
How it works
After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, it usually takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Somewhere like Stock needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
How to prepare
- Move anything stored under the loft hatch
- Have any questions written down, so nothing gets missed
- If it is not your property yet, arrange access through the agent

Roof leak investigation in Stock: what you get
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. Typical surveys look at damp underlay across a wide area and water that shows only in certain storms, across the roof space, valleys and parapet gutters and chimney stacks.
For a small place like Stock, the inspection is the same as anywhere: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof leak investigations around Stock
Ingatestone Hall, about 2.5 miles west, is one of the historic houses in the wider area around Stock. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
Landlords with a home close to Billericay station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building like Stock Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
Stock is about 3 miles north-east of Billericay, in Essex. We carry out roof leak investigations for homeowners, landlords and businesses in Stock and nearby. Across Essex, we cover Stock.

Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- Putting the leak right
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report

What affects the price in Stock
The price reflects the time and kit the roof needs. The main factors are:
- The shape of the roof and its details
- Height and safe access
- Whether thermal imaging or a drone is needed
- Extensions, dormers and garages with roofs of their own
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Getting in touch
To price your survey accurately, we will ask about:
- Photos of the roof, taken safely from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.
What we look for on each type of roof
Chimney stacks
Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.
Lead flashings
Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, and water runs down behind them.

Can I check my roof myself?
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Protect furniture and flooring under the leak
- Let us know what has already been tried
- Record whether it leaks in every downpour or only some
- Do not climb onto the roof to look
If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.
FAQs for Stock
How do I find out if my home in Stock is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover Stock?
Yes. We work right across London and the South East, and Stock is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What do I do with the report?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Does the report include photographs?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
