Surveys for landlords and agents in Lee Chapel

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the flat roof membrane, with photographs.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

How electronic leak detection works in Lee Chapel

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a written report with photos of each breach found. We survey green roofs, liquid-applied waterproofing and commercial flat roofs, and common reasons people get in touch are a flat roof leak that can’t be traced and punctures from foot traffic or tools.

In a smaller place like Lee Chapel, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

When to book a survey in Lee Chapel

New membranes can have defects from installation. Testing before the roof is covered or handed over helps find them.

Look out for signs like these:

  • Leaks through a flat roof with no obvious cause
  • New roofs to check before paving or planting
  • Repairs that haven’t stopped the leak
  • Holes around roof penetrations

Take an older house close to St Martin of Tours: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Before you book any roof surveyor

  • What happens after the report arrives
  • Will they check the loft as well as the outside?
  • Which limits apply to the survey
  • Their report turnaround times

What a good roof survey covers

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes longer on a large roof than a small one, with the construction of the roof playing a part too. In a smaller place like Lee Chapel, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

Advice

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Consider ELD before paving or planting goes on
  • Get leaks traced quickly
  • Note where leaks show inside and when
  • Check trades protect the waterproofing

If anything in the report isn’t clear, ask us. We will explain what was found and what it means.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

How the survey changes by roof type

Liquid-applied waterproofing

Liquid waterproofing has no laps but holes and thin areas can occur. Suitability for ELD depends on the system.

Green and ballasted roofs

Some layers may need lifting for testing. We explain what’s needed when we quote.

Common questions in Lee Chapel

Are flat-roofed garages and porches in Lee Chapel worth including?

It’s often worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Do you cover smaller places like Lee Chapel?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is my roof suitable for ELD?

That depends on the roof’s membrane and layers. Share any details you have and we will check whether ELD will work.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll explain what’s needed.

What does electronic leak detection do?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Electronic leak detection around Lee Chapel

The coast is about 5 miles or less from Lee Chapel, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Landlords with a home close to Basildon station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Shop and office owners around Eastgate Shopping Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.
