About our flat roof survey in Stock
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Common reasons to book are gaps at upstands and abutments and damaged trims at the roof edge, across felt flat roofs, mastic asphalt and upstands and outlets.
In a small place like Stock, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours at a typical home, or half a day or so for a commercial building. In a small place like Stock, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there is access.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch

For landlords and managing agents
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the flat roof, with photos.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Local flat roofs in Stock
Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. With Ingatestone Hall about 2.5 miles west, Stock sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
Take a building like Stock Church of England Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Billericay station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Stock is about 3 miles north-east of Billericay, in Essex. Stock is part of the area we cover as part of our work across London and the South East. We cover towns and villages across Essex, large and small.
All of CM4 is covered for flat roof surveys. Local streets include The Square, High Street and Webster Place. We also cover Margaretting Tye (2 miles north), Ramsden Heath (2 miles south-east), Margaretting (2 miles north-west), Downham (3 miles south-east) and Billericay (3 miles south-west). Further out, we also cover Chelmsford (5 miles north), Basildon (6 miles south), Brentwood (7 miles south-west), Maldon (11 miles north-east), Canvey Island (11 miles south-east) and Rayleigh (8 miles south-east).
Around Stock
Locally, jobs take us to homes and businesses close to The Hoop Public House and Mayflower High School and the streets around them. The nearest railway station is Billericay station, about 2.7 miles south-west of the centre. A little further out are Mayflower Community Hospital (3.4 miles south-west). The countryside around Stock includes Norsey Wood.
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Never stand on rooflights or fragile sheeting
- Check ceilings under the roof for damp patches
- File the paperwork for the roof and any repairs
- Book a survey every few years
Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Common questions in Stock
Do you carry out roof surveys in Stock?
Yes. We cover the whole of London and South East England, and Stock is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Is my home in Stock listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
What does ponding on a flat roof mean?
Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Will you photograph what you find?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
What happens after the survey?
You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Can you tell me how long my flat roof will last?
We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Honest limits
A survey is a careful look at the flat roof, but it cannot do everything. Its limits include:
- Whether old sheeting or boards contain asbestos
- A structural engineer’s assessment of the deck
- Fragile surfaces, which we do not walk on
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before you book. What a survey covers and does not.
What this survey covers
- GRP fibreglass
- EPDM rubber
- Upstands and outlets
- Single-ply membranes
- Felt flat roofs
- Mastic asphalt
Leave it or get it looked at?
Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. In a place like Stock, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
To find out what your survey will cost, call 07833 053749 or send us an email with the address and some details. We’ll confirm the figure before booking.
