Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told ahead of time. You or your agent arrange access, and we confirm what we need when you book. Where we can’t get into part of the building, the report says so. We’re often asked to look into slipped or missing slates and tiles and chimney stacks in poor repair, across shared roofs, gutters and downpipes and blocks of flats.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roofs, chimneys and gutters in Matching

Barrington Hall, about 4.1 miles north-east, is one of the historic houses in the wider area around Matching. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex frequently have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as Parish Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why act early in Matching

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Around Matching, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

To find out what your survey will cost, call 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Structural calculations or an engineer’s report
  • Walls, floors and services beyond the roof
  • Parts of the roof we cannot safely see or access

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Rented houses
  • Shared roofs
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Matching, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Dig out any old roof reports or invoices
  • If it is not your property yet, arrange access through the agent

Booking a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or send us an email.

Advice

Do you need a landlord roof survey in Matching?

Many blocks and converted houses have several roof types. Each wears differently and the smaller roofs are easy to forget.

These are some of the problems a survey can pick up:

  • Damp or stains in top-floor flats
  • Choked outlets and gutters
  • Mortar falling from ridges and verges
  • Cracked or lifting flashings

For landlords with property near Sawbridgeworth station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • What the survey won’t cover
  • How much experience they have with roofs like yours
  • Whether any drone flown is registered with the CAA
  • What exactly goes into their report

FAQs for Matching

Do you cover smaller places like Matching?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you survey roofs for landlords with property near Sawbridgeworth station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It does not include repair cost estimates, but contractors can price from it.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What affects the price in Matching

The price reflects the time and kit the roof needs. That comes down to:

  • How big the roof is
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.
