Roof survey in Matching

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’re worried about ponding, splits or blisters on flat roofs and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on.

In a small place like Matching, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Do you need a roof survey in Matching?

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

Most people get in touch when they’ve noticed something like this:

  • Flashings that have come away from the wall
  • Condensation or damp timbers in the loft
  • Cracked mortar along the ridge
  • Debris building up in roof valleys

The streets around a church such as Parish Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • How long the report takes to arrive
  • Is VAT included in the price?
  • What happens after the report arrives

What to expect from a roof survey

Your questions about roof surveys in Matching

Do you survey roofs for landlords with property near Sawbridgeworth station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you cover smaller places like Matching?

Yes, Matching is on our map. A small place gets exactly the same survey as a big one.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. Outbuildings and barns around Matching are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What you get with us

What a roof survey looks like in Matching

The wider area around Matching has a long history of building, with Barrington Hall about 4.1 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Sawbridgeworth station may find that a dated record of the roof is useful when planning maintenance across a let.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Matching frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

Getting the details right at the start saves time. It’s useful to include:

  • The type of building and roof, like pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors

Getting a price is simple: just phone 07833 053749 or send us an email and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.

What we look for on each type of roof

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. If a specialist is needed, we will say so.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
