Roof survey in Matching Tye
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you’ve noticed water stains on rafters and ceiling joists and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on.
In a village or hamlet like Matching Tye, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for Matching Tye
Will you come out to Matching Tye?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is my home in Matching Tye listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey at the weekend?

What’s the best way to book?
To book, call 07833 053749 or drop us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.
Do you inspect the roof from on top?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. The report includes photos and recommendations.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
What a roof survey looks like in Matching Tye
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses such as Barrington Hall, about 4.5 miles north-east, show how far back building in the area around Matching Tye goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
Trees in and around Gibberd Garden shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For landlords with property near Harlow Mill station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Parish Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey changes by roof type
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Ask about a flat roof on an extension or garage too
- Let us know about past leaks
- Watch for slipped slates after bad weather
- Move stored items away from the loft hatch
Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.
Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. Somewhere like Matching Tye needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

- Walls, floors and services below the roof
- Asbestos testing of any kind

What affects the cost of roof surveys
When we price a survey, we consider:
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
- The kind of building and roof involved
Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.
