Electronic leak detection in Matching

About our electronic leak detection in Matching

We carry out electronic leak detection on flat roofs in Matching and across London and the South East. A visit normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Every roof is quoted on its size and build-up. You get a written report with photographs. Typical surveys look at holes around roof penetrations and leaks under green or ballasted roofs, on green roofs, flat roof membranes and roof terraces and balconies.

In a village or hamlet like Matching, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report records the flat roof membrane as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

How the survey works

Once we’ve finished looking, we write up our findings as a written report with photos. On timing, most surveys take longer on a large roof than a small one, with the construction of the roof playing a part too. Older rural homes like those around Matching can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Advice

What we look for on each type of roof

EPDM rubber roofs

Certain rubber membranes are conductive which can limit electronic testing. We’ll say if the test won’t work.

Liquid-applied waterproofing

Liquid waterproofing has no laps but holes and thin areas can occur. Suitability for ELD depends on the system.

Landlord and commercial surveys in Matching

Letting agents and landlords in Matching book surveys as well as householders. A photo-illustrated written report gives you a clear record of the flat roof membrane, useful for planning maintenance.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

What we’re asked to look at in Matching

Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.

Signs worth acting on include:

  • A flat roof leak that can’t be traced
  • Failed seams and laps
  • Breaches around outlets and penetrations
  • Repairs that haven’t stopped the leak

Landlords with a home close to Sawbridgeworth station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions to ask before booking

  • What insurance they carry
  • Whether the inside of the roof is included
  • What follow-up you get after the report
  • Whether VAT is in the quoted price

Useful tips for Matching property owners

You do not need to be a roofer to help. What helps most:

  • Keep outlets clear of debris
  • Make sure trades protect the waterproofing
  • Note where leaks show inside and when
  • Avoid repeated repairs without finding the cause

Questions about the results are welcome. We can talk you through the findings.

ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.

Flat roofs in Matching

About 4.1 miles north-east lies Barrington Hall, a reminder of how long the area around Matching has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church such as Parish Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Matching is about 4 miles east of Harlow, in Essex. Whether the building in Matching is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Essex. Our Chelmsford page covers surveys nearby.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Matching questions

Do you cover smaller places like Matching?

Yes, Matching is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is Matching in the area you cover?

Yes, Matching is within the area we cover. We work right across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.

Which method do you use?

We choose the method that suits the roof. You’ll know which method we plan to use before we start.

Can you survey in bad weather?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

How long does electronic leak detection take?

The roof’s size and build-up decide how long it takes. We will give you an idea when we quote.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Can you find leaks on a covered flat roof?

In some cases. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We talk this through first.
