Landlord roof survey in Bromley Cross: what you get

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. Common reasons to book are failed flashings at walls and chimneys and slipped or missing slates and tiles, on converted houses, gutters and downpipes and blocks of flats.

Somewhere as small as Bromley Cross, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Bromley Cross homes and their roofs

Bromley Cross lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Castle House, about 2.9 miles north, is one of the historic houses in the wider area around Bromley Cross. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Manningtree station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Anne and St Lawrence, its chimney, valleys and lead work are likely to be the parts that need attention first.

Bromley Cross is about 5 miles east of Colchester, in Essex. Bromley Cross is part of the area we cover and the surrounding area as part of our work across London and the South East. We cover towns and villages across Essex, large and small. You can also see our page for Chelmsford.

What affects the cost of landlord roof surveys

We confirm the price for your roof before you book. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • How big the roof is
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey

Landlord roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Areas behind locked flats or blocked hatches
  • Who pays under the lease (that is a legal question)
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Flat roofs on blocks

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Bromley Cross can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Check the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Bromley Cross: your questions answered

Do you survey roofs for landlords with property near Manningtree station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details.

How do I find out if my home in Bromley Cross is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

What’s the best way to book?

Simply phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you survey roofs shared between flats?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years.

Is Bromley Cross in your area?

Yes. We carry out landlord roof surveys in Bromley Cross, and the service is the same as everywhere else we work.

How the survey changes by roof type

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

What we’re asked to look at in Bromley Cross

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.

It’s worth booking a survey if you’ve seen:

  • Failed flashings at walls and chimneys
  • Blocked gutters over flats
  • Parapets and upstands in poor repair
  • Splits and blisters in flat roof coverings

Living close to Ardleigh Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Before you book anyone

  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs
  • Their drone registration, if they fly one
  • What happens after the report arrives
