Landlord roof survey in Ardleigh

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the loft space where there is safe access. Common reasons to book are standing water on a flat roof and missing or loose roof coverings, across blocks of flats, flat roofs on blocks and rented houses.

Some older homes in villages like Ardleigh are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report records the let or shared roof as we found it on the day. It’s useful straight away, and a good reference for later.

What we do, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Around Ardleigh, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work
  • Keep pets inside or away from the areas we’re looking at

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

When to book a survey in Ardleigh

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time, particularly on taller buildings.

It is worth booking a survey if you’ve seen:

  • Gutters overflowing onto walls
  • Cracked or leaning shared chimneys
  • Slipped or missing slates and tiles
  • Damaged party-wall upstands or parapets

If you own a rental within reach of Manningtree station, a dated record of the roof is useful when planning maintenance across a let.

Before you book anyone

  • How long the report takes to arrive
  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photographs
  • Is there a chance to talk the report through?

Local roofs in Ardleigh

The coast is about 5 miles or less from Ardleigh, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Historic houses such as Castle House, about 1.8 miles north, show how far back building around Ardleigh goes. Older homes in the area may have roofs that need matching materials when work is done. Homes near green spaces such as Ardleigh Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A full structural assessment of the building
  • Legal advice on leases or service charges
  • Roof areas we weren’t given access to
