About our landlord roof survey in Great Baddow
Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats and residents will need to be told beforehand. Your agent or you arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. If you’ve noticed gutters overflowing onto walls and flashings that have come away, we can find out what’s behind it, on shared roofs, rented houses and gutters and downpipes alike.
In a smaller place like Great Baddow, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The report records the let or shared roof as we found it on the day. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

What this survey cannot tell you
Before booking, it is worth knowing what a survey won’t do:
- Confirming asbestos in older roof materials
- Parts of the roof we cannot safely see or access
- Responsibility under a lease
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Why it is worth a survey now in Great Baddow
Finding a roof defect early typically means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. With lower homes, common in places like Great Baddow, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Great Baddow questions
Do you survey roofs for landlords with property near Chelmsford station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need.
Do you cover smaller places like Great Baddow?
Yes, Great Baddow is on our map. Villages and rural addresses get the same survey as a town house.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Are you insured?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
The survey, step by step
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for a house, and longer for a block or a building with several roofs. Some parts of a survey depend on the weather, so a visit to Great Baddow is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.
Before we arrive
- Keep pets out of the way during the survey
- Let us know about any leaks, stains or damp patches you know of
- For a flat or shared roof, check access with the building owner or managing agent

What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Different roofs, different checks
Flat roofs on blocks and rear additions
Flat roof outlets often clog leaving water standing. We check them as part of the survey.
Pitched roofs on houses and blocks
Ridges, hips and verges take a lot of weather and get close attention.
Roofs, chimneys and gutters in Great Baddow
Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Danbury Place about 2.3 miles east, Great Baddow sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park such as Oaklands Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Chelmsford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
