Landlord roof survey in Butt's Green: what you get

Our landlord and block roof surveys cover Butt's Green and the rest of London and South East England. Time on site normally takes about one to two hours for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can be seen safely, and by drone where it’s applicable. You then get a photo-illustrated written report. We survey blocks of flats, gutters and downpipes and shared roofs, and the problems we are asked to look at most are slipped or missing slates and tiles and blocked gutters over flats.

Somewhere as small as Butt's Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. They’re checked during the survey.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

Tips from our surveys

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Keep roof surveys on a rolling plan
  • Keep past survey reports with the building’s records
  • Don’t store items over the loft hatch
  • Act on high-priority defects quickly

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Act on urgent items in the report first and schedule the others. Left alone, minor faults typically get worse.

Common roof problems in Butt's Green

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause from what’s visible.

Most people get in touch when they’ve noticed something like this:

  • Splits and blisters in flat roof coverings
  • Damp or stains in top-floor flats
  • Leaking joints at party walls
  • Chimney stacks in poor repair

For businesses in and around places such as Bond Street Chelmsford, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What’s in a roof survey

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof we can’t safely see or access
  • Structural calculations or an engineer’s report
  • Asbestos testing of roof sheets or soffits

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Rural addresses near Butt's Green can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Before the survey

  • Leave a clear route to the loft
  • Check pets are kept safely away
  • Show us where any leaks or stains appear

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or send us an email to find out.

Butt's Green questions

Do you cover smaller places like Butt's Green?

Yes. Butt's Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Beaulieu Park station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details.

How long is the visit?

Most surveys take an hour or two for a single let house, with blocks of flats taking longer. We will confirm the timing when booking.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

What a landlord roof survey looks like in Butt's Green

The wider area around Butt's Green has a long history of building, with Danbury Place about 1.1 miles north-east.
