Landlord roof surveys in The Common

Landlord roof survey in The Common: what you get

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey flat roofs on blocks, rented houses and blocks of flats, and common reasons people get in touch are gaps where tiles or slates have slipped and standing water on a flat roof.

Older buildings in small places like The Common may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why act early in The Common

Relying on what tenants report means relying on what they can see. A ceiling stain frequently means water has been coming in for some time. We look at the roof, not just the symptoms. Older cottages and farmhouses around The Common can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Different roofs, different checks

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. We note what we can see.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t wait for a leak to survey the roof
  • Do not store items over the loft hatch
  • Ask your managing agent about lease terms
  • Tell tenants when we are coming

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

What affects the cost of landlord roof surveys

Prices vary from roof to roof, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

What helps most when you contact us:

  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window
  • When you need the report by

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or use the contact form.

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes between one and two hours at most homes, and more on a big or complicated roof. Older rural homes like those around The Common can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the loft space is arranged with you in advance.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors

Questions from The Common

Will you come out to The Common?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you cover The Common?

We do. The survey and report are the same in The Common as anywhere else.

Can your report tell us who pays for the roof work?

No, we don’t advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you survey roofs shared between flats?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

What a landlord roof survey looks like in The Common

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For an older house near a landmark like Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like Radwinter Church of England Voluntary Aided Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
