Landlord roof survey in Perry Green: what you get
We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen and the loft where access is safe. If you’re worried about blocked gutters over flats and parapets and upstands in poor repair, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Perry Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Perry Green questions
Does a conservation area affect roof work in Perry Green?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Will you come out to Perry Green?
Yes. Perry Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Will you need to get into tenants’ homes?
Sometimes, yes. Where the loft or roof can only be reached through a home, we will need to go in, so residents need notice.
What’s the price of a landlord roof survey?
Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, phone 07833 053749 or send us an email.
Do you test for asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What we look for on each type of roof
Roof spaces and lofts
The roof space shows a lot about a roof’s condition. We go into the loft where it is safe looking for water marks and gaps.
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so their age matters.
Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Leave it or get it looked at?
Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later helping you spread the work. For an older or listed building in a place like Perry Green, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What we check
- Shared roofs
- Blocks of flats
- Converted houses
- Flat roofs on blocks
- Gutters and downpipes
- Rented houses
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for a single let house, with blocks of flats taking longer. You are welcome to ask questions while we are there. Older rural homes like those around Perry Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Check the loft hatch can be reached
- Agree roof access with the managing agent if it’s shared
- Find any records of previous roof work
Booking a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

For landlords and managing agents
Landlords and agents in Perry Green book surveys as well as homeowners. A report with photos gives you a clear record of the let or shared roof, useful for planning maintenance.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.
Perry Green homes and their roofs
Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you look after a building such as Alec Hunter Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Cressing station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Parish Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look.
