Landlord roof surveys in Little Braxted: local notes

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Whet Mead is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If yours is one of the older homes in the streets near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How a landlord roof survey works in Little Braxted

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. Typical surveys look at worn ridges, hips and verges and missing or loose roof coverings, on flat roofs on blocks, shared roofs and converted houses.

Older buildings in small places like Little Braxted may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Signs you need a landlord roof survey in Little Braxted

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Look out for signs like these:

  • Leaking joints at party walls
  • Ponding or splits on flat roofs
  • Leaks into upper flats
  • Mortar falling from ridges and verges

If you let a flat or house near Witham station, a dated record of the roof is useful when planning maintenance across a let.

  • What insurance they carry
  • What exactly goes into their report

  • Where any leaks, stains or damp patches show inside

How the survey works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. The survey normally takes an hour or two for a house, and longer for a block or a building with several roofs. Somewhere like Little Braxted needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches

FAQs for Little Braxted

Do you cover smaller places like Little Braxted?

Yes, Little Braxted is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Little Braxted listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Will you need to get into tenants’ homes?

Sometimes, yes. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.

Will the survey cover the whole building?

No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

How long will you be on site?

A visit normally takes roughly 1–2 hours for a house, and longer for a large or complex roof. We will give you an idea as you book.

How the survey changes by roof type

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. We note what we can see.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.
