Independent landlord roof surveys in Patching

Landlord roof surveys for homes and businesses in Patching

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from every safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. Common reasons to book are splits and blisters in flat roof coverings and damaged pots and flaunching, on rented houses, shared roofs and blocks of flats.

In a smaller place like Patching, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. It typically takes between one and two hours for a house, and longer for a block or a building with several roofs. A visit to Patching is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • Check the loft hatch can be reached
  • Mention any parking restrictions on your street
  • Show us where any leaks or stains appear

What happens if roof problems are left?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Homes in smaller places like Patching can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Landlord roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Roofs, chimneys and gutters in Patching

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Hylands, about 3 miles south-west, show how far back building in the area around Patching goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Trees in and around Chelmer Valley Riverside shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Take a building like St John Payne Catholic School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Patching is about 1 mile north-west of Chelmsford, in Essex. We survey roofs in Patching across London and South East England. Our area takes in places right across Essex.

Questions from Patching

Do you cover smaller places like Patching?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Patching?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

Will you say whether the freeholder or leaseholders should pay?

No. The lease usually decides who is responsible, and that’s a legal question. What we provide is a clear record of the roof’s condition to help those discussions.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

What does a block roof survey cost?

Prices start from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, phone 07833 053749 or send us an email.

Is a landlord roof survey the same as a full building survey?

No. We survey the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email.

Businesses and commercial landlords can book us too. Bigger roofs take more time.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check your lease or ask a solicitor about who pays
  • Arrange flat access in advance
  • Keep roof surveys on a rolling plan
  • File each roof report for future reference

If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.

Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

When to book a survey in Patching

Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

Here are some of the things we see often:

  • Chimney stacks in poor repair
  • Leaking joints at party walls
  • Standing water on a flat roof
  • Slipped or missing slates and tiles

If you let a flat or house near Chelmsford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What the survey will not cover
  • What the report includes, and whether it has photos
  • Whether the loft is part of the inspection

What a roof survey includes

How we price landlord roof surveys

We confirm the price for your survey before booking. These are the things that affect it:

  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • The kind of building and roof involved
  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them

To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
